St Margarets & Richmond

Richmond Road is the seam between two places with quite different characters: St Margarets, which is residential and low-rise and full of independents, and Richmond, which is a proper town centre with a riverside attached.

Getting around

St Margarets station is about half a mile away and Richmond about six-tenths, so you have a genuine choice rather than a single lifeline. St Margarets is on the South Western Railway line into London Waterloo via Twickenham. Richmond adds the District line and the London Overground, which is the difference between a good commute and a flexible one.

Everything is in Transport for London fare zone 4, and the whole borough is inside the ULEZ.

Journey times vary by service pattern and time of day. Use National Rail or TfL's journey planner for your actual commute rather than a headline figure on a property advert.

The river

Richmond Bridge is roughly ten minutes on foot. From there the Thames Path runs in both directions — downstream towards Richmond and Kew, upstream past Marble Hill and Ham. Marble Hill Park, with its Palladian villa and open lawns, is about twelve minutes' walk.

Richmond Park — 2,500 acres, red and fallow deer, and the protected view of St Paul's from King Henry's Mound — is a bus ride or a long, pleasant walk away.

On the doorstep

The stretch of Richmond Road either side of number 386 is a working parade — a mix of independent shops, cafés, salons, a charity shop or two and takeaways. St Margarets' own village centre, around the station, adds a butcher, a deli, pubs and a small cluster of restaurants.

Richmond town centre, fifteen minutes on foot, gives you the chain retail, a cinema, the theatre and the riverside pubs. Twickenham is a short hop the other way.

Things people don't mention

  • Rugby. Twickenham Stadium is close enough that international match days change the character of the area — packed trains, busy pubs, and a lot of people walking past. Some tenants love it; some plan around it.
  • Heathrow. Depending on runway alternation and wind direction, this part of west London sits under approach paths. Check on a day when planes are landing east.
  • It's a shop building. 386 Richmond Road has a retail unit at ground floor. Daytime activity below you is part of the deal.
  • Price. Richmond is one of the more expensive London boroughs. The council tax figures above are the honest version of that.
