Straight from the landlord

No agency, no application fee, no admin charge. Under the Tenant Fees Act 2019 the only money you can lawfully be asked for is rent, a refundable holding deposit of no more than one week's rent, a refundable tenancy deposit, and a short list of default charges — all of which are set out in full on the lettings information page.

Since 1 May 2026 all new tenancies in England are periodic assured tenancies under the Renters' Rights Act 2025. There is no fixed term you can be locked into, no Section 21 "no fault" eviction, and no rental bidding: the advertised rent is the rent, and offers above it cannot be accepted.
